The first Step to constructing a house in Bahria Town Karachi is to get a design Fee Voucher from Bahria via Email.

You just need to attach few documents which are mentioned below
* Owner CNIC COPY
* Bahria Allotment Letter
* Possession Letter
* Sketch Letter
Scan All these documents and request them to issue Design Fees Voucher.
WHAT IS DESIGN FEES?????
Bahria Town has made 1 specific Department for Construction purpose. All Correspondence regarding Construction , Customer has to contact BAHRIA TOWN PLANNING AND CONTROLLING DEPARTMENT. This department follows SBCA rules and regulation. For all these correspondence and Approval process bahria charge design Fees.
FLOOR PLAN 125 AND 250 SQ YARD
Once you will Get the Design Fees , Customer has to approved their Floor Plan. Only Few Options provided in 125 Sq Yard and 250 Sq Yard Floor Plan. If Customer agrees to their options (without Any Changes) Then bahria will provide Construction NOC.
99% Customers make changes , due to this customer has to hire an architecture and make a floor plan as per customer need. That Architecture firm will directly conact fees Bahria Planning Department via email and get it approval for Construction NOC.
CONSTRUCTION NOC TIME
This Whole process will Take approx 3 TO 4 months.
COVERED AREA ALLOWED IN 125 AND 250 SQ YARD
The allowed covered area in 125 Sq Yard Villa is 70% and 250 Sq Yard Villa is 65%
BAHRIA FRONT ELEVATION APPROVED
Bahria Town Karachi has fixed Front Elevation in 125 Sq Yard and 250 Sq yard villas. Rest of the villas are allowed to make their own Elevation as per Bahria Bylaws.
Who will Select Front Elevation???
Bahria has fixed elevation in each street. If you are planning to build house in Bahria and No one has started Construction in your street then You are allowed to select any Approved Front Elevation for your house.
