Bahria Town Karachi is one of the biggest societies in Pakistan, and they have made the property transfer process genuinely straightforward for customers. This guide lists every single document required for a successful transfer — plot, villa, or apartment — along with all the fees, timelines, and important exceptions you need to know.
1. Application Form
The transfer Application Form is available at the Transfer Information Counter of Bahria Town Karachi. It is a very simple form — you only need to fill in the seller's and buyer's details.

3. NOC from Maintenance Office
Mandatory for Every Allotted File
Every customer with an Allotment must apply for this NOC. Pay a PKR 10,000 challan to the Maintenance Office — they then email the NOC directly to the Transfer Counter.
📐 If it's a Plot
Only pay the PKR 10,000 NOC challan — no other dues.
🏡 If it's a Villa/Apartment
Pay all previous dues PLUS the PKR 10,000 NOC challan together.
Without clearing dues, you will not get the NOC and transfer cannot start.
📅 Important — Month-End NOC Issue
After the 28th of each month, the Maintenance Department stops issuing NOC due to the new billing period starting. In this case, the Transfer Counter still allows the transfer if you agree to proceed without the provisional slip. At the start of the next month, the Maintenance Department issues the NOC and the buyer receives a provisional letter. This is not risky at all — it's entirely the buyer's choice whether to proceed with transfer at month-end or wait until the new month begins.
4. Booking Form / Transfer Letter
The seller must bring the original Booking Form or Transfer Letter at the time of transfer.

The seller must bring all original instalment slips.

6. Transfer Fees Slip
The buyer must pay the Transfer Fees as per their plot size — this form is collected directly from the Transfer Department.
7. Surcharge Policy
If a property has any previous surcharge, all dues must be cleared first in cash before the property is ready for transfer. If surcharge was already paid previously, the surcharge slip is also mandatory to present at the time of transfer.

If property is being transferred to a blood relation, provide a Family Registration Certificate (FRC) from NADRA and a Gift Deed on Stamp Paper (purchased from the photocopy shop within Bahria Town Karachi premises).

10. Affidavit by Seller & Undertaking by Purchaser
The Transfer Set is available at the photocopy shop on Bahria Town Karachi premises. The buyer purchases this set before transfer — it must be printed on a PKR 200 stamp paper.

If CNIC is lost or forgotten — original Passport or Driving License can be shown instead.

If possession of the plot/villa/apartment has already been handed over to the customer, the following additional documents are also required:

The NOC for transfer must be applied for 3 days before transfer execution from the Maintenance & Service Department, located at the main entrance gate near Ali Plaza. Seller pays PKR 10,000 for this NOC.
