4. Become a Filer Before Your BTK Transfer — Step by Step

The single most important action any BTK buyer or seller can take is to become an active tax filer before the property transfer. Here is how:

Get NTN Number

Register on FBR's IRIS portal (iris.fbr.gov.pk) to get your National Tax Number

2️⃣

File Your Return

File your annual income tax return on IRIS — even if income is zero. Declare your assets.

3️⃣

Active Taxpayer List

Check ATL (Active Taxpayer List) on FBR website to confirm your filer status is active

4️⃣

Save Lakhs on Transfer

Your buyer tax drops from 10.5% to 1.5%. On a 1.5 Cr villa you save over PKR 4–5 lac.

⚠️ Important — Late Filer Warning: If you are currently a non-filer and file a return just before a property purchase — you become a Late Filer, NOT a Filer. Late filer buyer tax is 4.5% (not 1.5%). You must file returns consistently for 2 full years before receiving full filer status and the lowest 1.5% buyer tax rate.
